Pre-Inspection Checklist

Inspectors are prohibited from repairing or replacing missing or broken items. We can only inspect what we can readily see and access. In order to receive the most efficient inspection and prevent call back charges, please review the following pre-inspection items.

• Ensure all utilities are turned on and all appliances operational, [pilots lit if gas operated]
• Have the foundation clear of stored, stacked or miscellaneous items to allow complete viewing.
• Move all boxes, shelving and misc. items away from access doors to electrical panels, closet doors for water heater, doors/stairways to attic openings.
• Make sure all exterior doors to crawl spaces are unlocked and not blocked. All gates to fences unlocked.
• Outlet receptacles should be open without safety plugs.
• Pets need to be cared for during the inspection. Inspector will not assume responsibility for pets, for any reason.

Note: Inspectors do not move stored items, do not enter unsafe areas and cannot inspect what is not “readily visible”. If you are represented by a Realtor, please request they confirm the above items are completed. Re-inspection fees apply.
