Why use our Services?



The purchase of a new home is one of the single most costly investments that a family will make. Along with the extra stresses this will add, there is also the fear factor of, "Will This Home Stand The Test of Time?" It is also important to know what YOU, as the primary investor, are getting for your money. "We inspect your largest investment while treating you like family."

How do I choose a Home Inspector?



In Texas there are three classifications of inspectors:

  1. "Apprentice" - No education requirements, no experience necessary, requires supervision by a Professional Inspector.
  2. "Real Estate Inspector" - 25 minimum inspections, at least 3 months experience, 90 core hours of education, minimum score on State exam of 70%, requires supervision by a Professional Insp.
  3. "Professional Inspector" - 200 minimum inspections and 12 months experience (or experience/education waiver) minimum score on State exam of 80%, license qualifies inspector to inspect any residential, commercial or investment property, Qualified to supervise!
Every inspection by Centex Preferred Inspections is by a Professional Inspector with 17 years construction and inspection experience.

How long will the Inspection take?



Most Inspections take about two to four hours. [These times may vary depending on the size, age & condition of the home.]

What qualifications or credentials should a home inspector offer?



Does he/she have experience beyond passing an inspector exam? Does the inspector have direct knowledge of the construction process and can evaluate a condition beyond just saying there is a crack in the sheetrock? Does the inspector demonstrate an appreciation for how important the findings are and the ability to communicate negative findings in easily understood terms, or are his words technical and complicated. Be sure to attend your inspection. That way, you'll learn as much as possible from your member inspector.

Why can't I have someone in my family who is very handy or a contractor, inspect my new home?



This is the biggest mistake many potential new homeowners make when purchasing a home. Although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection is a unique skill like no other. Professional inspectors get what we call an inspector's instinct for problems. That instinct takes extensive training and lots of experience doing inspections to develop. Many contractors, and other trades professionals hire a professional home inspector to inspect their homes when they make a purchase.
